When it’s time to sell your home, you need to present your home in a certain fashion. Buyers want to see the space, design and cleanliness of your home. Here are a few tips to keep in mind.
DECLUTTER
This one is hard because sellers find it hard to part with their personal items. However, buyers do not want to see all the pictures of their family and pets. It’s also important to box up stuff that you do not use. Now is the time to have a garage sale. Buyers want to see the space that you are selling. It’s important to pay special attention to closets, cupboards and built in shelving units. Space, space and more space will sell your home.
CURB APPEAL
Boosting your curb appeal will help lure buyers into your home.
• Power wash siding and walkways
• Hang easy-to-read house numbers
• Plant blooming flowers and fresh greenery
• Mow lawn, and reseed or add fresh sod as needed
• Wash front windows
• Repaint or stain the porch floor as needed
CLEAN HOME
Always, always clean your home before every visit. Buyers want to see and smell a clean house. They do not want to see your dirty laundry or dirty dishes in the sink. If you do not have time to do this, hire a professional. Make sure that your floors sparkle, your grout is clean and your windows are spotless. You want to have a balance of clean and lived in. Also, rearranging your furniture will help maximize space or taking out oversized pieces of furniture can help make best use of the space.
PAINT
Some buyers cannot look past the drastic contrast in paint colors. Painting your home in more neutral colors will allow the buyers to see what kind of potential this house has. Neutral paint colors will also add more space to tiny area. Adding a fresh coat of paint to your front door, or trim outside will freshen up the area too.
TOYS
Organizing or eliminating your children’s toys will help tremendously. Buyers do not want to see the mounds of children’s toys everywhere. If they have to be out, put them in a storage container and organize the boxes neatly.
ODORS
Whether its pet odors or someone that has smoked in the house, these strong odors will cause the buyers to walk straight back out the front door. I have a client now who smoked in her home and we had to hire ServiceMaster to come out and TRY to eliminate the smell because too many buyers complained about the smell. Odors live in the walls and carpet of any home and it’s very hard to get rid of.
OUTSIDE
Do not forget to stage the outside. If you are like me, I live in my backyard all summer long. It’s important to buyers to see how they could make your yard work for them. Set up a nice dining area outside, set up a fire pit or anything that would entice them.
